52 O’DEA AVENUE WATERLOO DESIGN COMPETITION
The design provides an iconic form and identity to the largest site within the JQZ landholding as part of the Lachlan Precinct. The scheme satisfies all of the brief criteria, and is compliant with the planning controls. It utilises the full GFA available for the site, and provides the required mix of apartment types, providing considerable additional benefits of common outdoor space across several levels.
The site is located in the Lachlan Precinct in the suburb of Waterloo. It benefits from a strategic location that is essentially midway between the Sydney CBD and the airport, each of which are approximately 4km away.
The design response focuses on creating a clear series of forms which together result in an articulated composition; a balance of bold form and fine grain. The dynamic nature of the top tower volume provides a defining feature which deviates from the strongly orthogonal context. This flourish accentuates the sense of perspective at the top and embraces the sense of window to the city.
