167 EAGLE STREET
GroupGSA was commissioned by the building owner Bramley Properties and leasing agent Jones Lang LeSalle to transform the underutilised outdoor terrace area behind the 167 Eagle Street building into a lively and chic dining, bar and entertainment venue. Through a comprehensive briefing, site analysis and market research review, GroupGSA put forward a restaurant, café, bar and function space design solution that responded to the brief on multiple fronts – design aspirations, building owner functional requirements, site needs and commercial objectives.
The design approach celebrates two key design components – embracing and celebrating the Brisbane River City views while ensuring key approach points are highly activated to capitalise on passing foot traffic. In particular, a laneway from Eagle Street leading into the new venue has been purposefully designed as a stand out architectural feature to capitalise on key site lines, to maximise the venue’s presence off Eagle Street and to begin the patrons’ bar and dining experience with an immediate and memorable ‘wow factor’.
Following the approval of the design, GroupGSA assisted the landlord and the leasing team with the coordination of budgets, construction feasibility and marketing approach.
